Design EV readiness in — don’t retrofit later.
It’s considerably cheaper to plan for EV charging during construction than to retrofit it after handover — conduit, cable trays and electrical capacity are far easier to add before parking decks are finished and sold. Lightning Energy works with developers during the design stage to plan EV-ready infrastructure: enough spare electrical capacity for a target percentage of bays, sensible cable routing to each parking level, and a rollout plan for fitting actual chargers as units are sold or leased.
For residential developments, this usually means agreeing a base level of EV-ready wiring for every bay, with chargers fitted individually as buyers move in and request one. For commercial and mixed-use developments, it can mean provisioning a smaller number of live chargers at handover with capacity reserved for future expansion.
Because every project’s timeline, electrical design and target buyer profile is different, we recommend involving our team early — ideally alongside your MEP consultant — so EV readiness is designed in rather than bolted on at the end.
